RERA verification: Bengaluru buyer questions
Short answer
This page answers 10 common Bengaluru buying questions on "RERA verification". Each answer was checked against official sources, which are listed under it. Rates, fees and time limits change, so the answers point you to the current rule instead of quoting a figure. This is general information, not legal, tax or investment advice.
How do I check if a flat in Bangalore is RERA registered?
Ask the seller for the registration number in writing, then search for it on the Karnataka RERA portal under project status. The search also takes a project name, promoter name or district. Match the promoter, project name and status with what you were told. The Act says an advertisement should carry the registration number and the regulator's website address, but a number in an advert is still only a claim until you find it on the portal. Keep a dated screenshot. Our RERA number checker gives a first screen, and the portal is the record.

How do I search a project on the Karnataka RERA portal step by step?
Open the Karnataka RERA portal and choose the project status page. Search by registration number if you have one, or by project name, promoter or firm name, application number or district. Open the result and read the status, the approved date, the proposed completion date, any extension dates and the complaints or litigation column. Menu names and columns change from time to time, so treat these steps as a general guide and follow what the live site shows. Download the certificate if the record offers it.
What does a Karnataka RERA registration number look like?
On the portal and in the records we hold, Karnataka project registration numbers begin with PRM/KA/RERA and continue with several groups of digits, including a date-like block. We do not decode the middle groups because we found no official page that explains them. What matters is an exact match: copy the number exactly and compare every character with the portal record. The Act treats each phase of a project as a separate project that needs its own registration, so two phases normally carry two different numbers. A near match is not a match.

Does RERA registration mean the project is safe to buy?
No. Registration shows that a promoter filed a project with the regulator and that the record has a status. The portal record lists dates, status, extensions and a complaints column, and it does not describe price, construction quality or the pace of work. Treat it as the first check, not the last. Read the completion date, any extension and any complaint or order shown for the promoter, then have a property lawyer review the documents and the agreement for sale.
What does Revoked or Withdrawn mean on a Karnataka RERA record?
The Karnataka RERA portal lists Withdrawn or Revoked applications as a separate category. Under the Act, the authority can revoke a registration on stated grounds after giving the promoter written notice. We do not interpret the reasons for any record. Our project pages show a warning notice for these cases. Before paying any money, open the record on the portal, read the current status and any orders shown, and ask the seller in writing to explain. If a lawyer has not reviewed the situation, wait before you pay.

Why does one project have several RERA numbers?
The Act treats each phase of a development as a stand-alone project that needs its own registration, so a large development can have several records with their own dates. A tower or wing you want may sit under a different number from the project headline. Ask which registration covers your tower and confirm it on the portal. On FindYourNest, a project page lists the registrations matched to that listing and uses the label Phase not confirmed where we could not map a phase.

Does a RERA number in a brochure prove the brochure covers my tower?
No. A brochure is sales material, and one file often serves several phases. Check that the brochure names the registration number of the phase you are buying, then match that number on the portal. On FindYourNest a brochure is labelled Shared brochure when it is shared with other phases, and Phase not confirmed when our source has not mapped it to a phase. Ask the developer for the file that covers your phase, in writing, and keep what the developer states separate from the record.

How do I check whether a property agent is registered with Karnataka RERA?
The Act says an agent may not facilitate a sale in a registered project without registering. The Karnataka RERA portal has an agent status page where you can search by agent name, firm name, application number or registration number, and the list shows a status such as approved or expired. Compare the result with the person in front of you. An agent who cannot give a registration number is a reason to ask more questions. An agent's registration does not verify the project, so still check the project itself.

How can I tell if a RERA number in an advert is fake?
Search the exact number on the Karnataka RERA portal. If nothing comes up, if the promoter or project name differs, or if the status is not what you were told, stop and ask the seller to explain in writing. Numbers can be copied from another project or another phase, so compare every character. The Act says an advertisement should show the registration number and the regulator's website address, which gives you what you need to look it up yourself. Do not rely on a screenshot sent over a chat app.

Is RERA registration compulsory for every project in Karnataka?
The Act requires registration for projects within its scope and lists exceptions, such as projects below a size threshold, projects that already had a completion certificate when the Act began, and repair or redevelopment work with no sales. The state can lower the size threshold, and rules can be amended, so check the current rule. If a seller says a project is exempt, ask for the written basis and have a lawyer confirm it. The portal keeps a list of unregistered projects under investigation, so a missing record is a reason for caution, not proof of anything.
