Project status, completion dates and delays: Bengaluru buyer questions
Short answer
This page answers 8 common Bengaluru buying questions on "Project status, completion dates and delays". Each answer was checked against official sources, which are listed under it. Rates, fees and time limits change, so the answers point you to the current rule instead of quoting a figure. This is general information, not legal, tax or investment advice.
What is the RERA completion date and how do I check it?
It is the date the promoter declared for completing that registered project or phase. Under the Act the promoter states the time within which the project will be completed, and the registration is valid for that declared period. On the Karnataka RERA portal, the project status result shows a proposed completion date, and further columns show extension dates where they exist. It is a declared target, not a promise of handover. Compare it with the date in your draft agreement for sale and with the brochure, and ask the seller to explain each difference in writing.

Can the RERA completion date be extended?
Yes, the Act allows the authority to extend a registration in stated situations, and the Karnataka RERA portal has a project extension status page that shows old and new completion dates for projects that were granted one. An extension is a recorded change, which is different from an informal promise of a new date. Check the record for any extension and ask how it affects the dates in your agreement. The grounds and limits are in the Act and state rules, which can change, so check the current rule or ask a lawyer.

What is the difference between the RERA completion date and the possession date a builder tells me?
The RERA date is the completion time the promoter declared for a registered phase. The possession date a developer states is often a sales claim on a brochure or website, and it may mean something else, such as handover after the approvals needed to occupy. When the two differ, compare both with the date written in your agreement for sale, which the Act says must name the date of handover. RERA Bangalore shows the RERA filing next to what the developer states, labelled Developer states, and flags a difference.

Does an Approved status mean construction is on track?
No. Status describes the registration with the regulator, not the pace of work on site. The Act has promoters update project status on the portal every quarter, so look for the latest update, but check it against what you can see. To judge progress, visit the site, ask for dated photographs and the stage of each tower, and compare them with the payment schedule in your agreement. Our pages show the filed dates and the stage our source records, which may be out of date.

What can I do if the builder delays possession?
Start with the possession clause, any grace period and the compensation terms in your agreement for sale, and check the RERA record for extensions. Under section 18 of the Act, if a promoter fails to give possession by the agreed date, a buyer who withdraws can claim the money back with interest, and a buyer who stays can claim interest for each month of delay. The rate is set by the rules, so check the current rule. The portal has complaint registration and lists orders. Speak to a lawyer before sending notices or stopping payments.

How do I file a complaint with Karnataka RERA?
The Act lets any aggrieved person complain to the authority or the adjudicating officer. On the Karnataka RERA portal the complaint registration page asks you to log in or register as a new user, and it links a user manual. The state FAQ says a prescribed form and a fee apply, and we have not reproduced them because they can change, so follow the portal. Gather your registration number, agreement for sale, payment receipts and correspondence first. For a dispute about money or delay, ask a lawyer whether to send a notice first.

Where can I see complaints or orders against a promoter on the Karnataka RERA site?
The portal has a complaint status search, a promoter-wise complaint list, daily cause lists, and order pages for the authority, interim orders and the adjudicating officer. Search by promoter or project name and read what appears. A complaint is an allegation and an order applies to one case, so neither describes a whole company. Absence of an order does not prove a clean record either. Use it as one input beside delivery history you can see on site.

What is a grace period in the agreement and does it change the RERA date?
A grace period is extra time the agreement gives the builder after the stated possession date. It is a contract term, so its effect depends on the wording. We found no official page that treats grace periods, so we do not say how one interacts with the Act's delay remedies. The completion time a promoter declares at registration is a separate record, and a recorded extension is a change on the portal. Ask a lawyer to read this clause before you sign, and ask the seller to state the date and any grace period in plain words.
