Home loan, EMI and rent versus buy: Bengaluru buyer questions

Last reviewed . Answers checked against official sources, not legal advice.

Short answer

This page answers 7 common Bengaluru buying questions on "Home loan, EMI and rent versus buy". Each answer was checked against official sources, which are listed under it. Rates, fees and time limits change, so the answers point you to the current rule instead of quoting a figure. This is general information, not legal, tax or investment advice.

How is a home loan EMI calculated?

A monthly instalment comes from three inputs: the loan amount, the yearly interest rate and the tenure in months. Our calculator applies the standard arithmetic to the figures you enter and shows total interest and a year-by-year breakdown. It supplies no lender rate of its own, so use the rate your lender quotes in writing. It leaves out processing fees, insurance and other charges, so ask the lender for a full written statement of costs. A floating rate can change during the loan, which can change the instalment or the tenure.

How much home loan can I get?

Each lender decides on its own checks of income, existing obligations, credit history and the property, so we cannot predict an outcome. Our affordability calculator gives a rough planning view from your own numbers and is not an offer. Ask lenders for a written eligibility letter and the documents they need. Remember that an eligibility letter is not an approval of the project, which you still need to verify yourself, for example by matching its registration on the Karnataka RERA portal.

Does a bank's approval of a project mean it is safe?

No. A lender's approval is its own credit and property assessment for its own lending. It is separate from the RERA registration, which sits on the regulator's portal, and it is not a promise that the project will be completed or that the title is clear. Check the registration number and phase on the Karnataka RERA portal, read the agreement with a lawyer, and ask the lender in writing which documents it checked and which risks it does not cover.

How is a loan paid out for an under-construction flat?

Many lenders release the money in stages that follow the payment schedule in your agreement, but practice differs by lender and loan product, so treat this as a question to ask, not a rule. Ask how repayment starts, whether you pay interest only for a time, what happens if the project is late, and which documents trigger each release. Get the answers in writing. The Act requires the agreement for sale to state payment dates and the possession date, so compare the lender's stages with it.

Where can I complain about a home loan lender?

Begin with the lender's own grievance process and keep the reference number it gives you. The Reserve Bank of India home page carries a Lodge a complaint link and a consumer education section for people who use banks and other regulated lenders. We have not tested the complaint process, so follow the steps shown on the RBI site and ask your lender about its escalation levels and the time it commits to for replies. Check the current rule on the RBI site for how and when you can escalate.

Is it better to rent or buy in Bangalore?

We do not advise on this, and nobody can answer it without your numbers. It depends on how long you expect to stay, the upfront cash needed, the instalment against your income, the rent you would otherwise pay, and what else the money could be used for. Run the figures with your own inputs, leave room for costs beyond the instalment, and keep an emergency buffer. For tax effects of a home loan, check the current rule on the income tax portal or ask a tax adviser.

Is it a good time to buy a flat in Bangalore?

We do not time the market or give investment advice, and we make no claim about where prices are heading. Better questions are whether you can pay the instalment and the other costs comfortably, whether the project's registration and documents match what you were told, and whether your plans are likely to stay settled for the years you would own the flat. Work from a written cost sheet and a draft agreement, not from urgency.
