Area unit converter for Indian land and flats

Short answer. Enter an area, pick its unit and read it in square feet, square metres, square yards, acres, gunthas, cents, grounds and hectares. A second calculator relates carpet area to super built-up area using a loading percentage that you type.

Carpet, built-up and super built-up area

Developers and brochures use these terms differently. This is the general idea, so always read the definition in your own agreement.

General meaning of three area terms
TermWhat it usually includesWhat to ask
Carpet areaThe usable floor inside the walls of the unit.Does the stated area exclude the wall thickness and the balcony?
Built-up areaCarpet area plus the thickness of the walls, and often the balcony or terrace of the unit.Which parts are counted, and how are they measured?
Super built-up areaBuilt-up area plus a share of shared spaces such as lobbies, stairs, lifts and amenity areas. How is the share worked out, and which spaces are in it?

How it works

Every unit is stored as an exact number of square metres and a conversion goes through square metres. 1 foot is exactly 0.3048 m, so 1 sq ft is exactly 0.09290304 sq m. 1 acre is exactly 43,560 sq ft.

Guntha and cent are defined from the acre: 1 guntha is one fortieth of an acre (1,089 sq ft, the usage in Karnataka land records) and 1 cent is one hundredth of an acre (435.6 sq ft). A ground is 2,400 sq ft in Chennai usage, a trade custom and not a legal unit.

Units whose size changes between regions or documents, such as bigha or kattha, are left out on purpose. If a document uses a unit not listed here, ask the issuer for its square foot or square metre equivalent.

Loading: this page uses super built-up area = carpet area x (1 + loading / 100). Some brochures state loading as a share of the super built-up area instead, so the page also shows the carpet share.

Common questions

How many square feet are in a guntha?
In Karnataka land records one guntha is one fortieth of an acre, which is 1,089 square feet. Forty gunthas make one acre.
Is a ground the same everywhere?
Not as a legal unit. In Chennai usage a ground is 2,400 square feet, and this converter uses that value with a label. For any other document, confirm the size with the issuer.
What is the difference between carpet, built-up and super built-up area?
They are common ways of counting the same flat. Carpet area is the usable floor inside the walls. Built-up area adds the walls and often the balcony. Super built-up adds a share of common areas. Developers define them differently, so read the agreement.
What loading percentage should I enter?
Enter the figure from your own documents. This tool does not assume one, because loading differs by project and by how it is stated. Compare the area on the agreement with the area shown on the RERA record.
