Home loan affordability calculator

Short answer. Type a monthly EMI budget, a yearly rate and a tenure. The calculator returns the largest loan that EMI repays over that tenure. Add a down payment to see a property budget. It is arithmetic, not an eligibility decision.

₹40,000

The most you are comfortable paying each month toward a home loan. We never ask for your income.

9% a year

Check your lender's current rate. 9% is a neutral example, not a bank rate.

20 years
none

Money you put in yourself. It is added to the loan to give a property budget.

Stamp duty, registration, GST, brokerage and loan fees are not included. The real cost of buying is higher than the property budget shown.

Opens a short form so an advisor can call you. Only the figures above are carried across, never income. Eligibility depends on the lender, and nothing here is an approval or an offer.

How it works

The EMI formula links four numbers: loan, monthly rate, number of months and EMI. The EMI calculator solves for the EMI. This tool solves for the loan instead.

Formula: loan = EMI x (1 - (1 + r) ^ -n) / r, where r is the yearly rate divided by 12 and by 100, and n is the tenure in months. At a rate of 0% the loan is EMI x n.

Property budget = loan + down payment. Stamp duty, registration, GST, brokerage, interiors and loan fees are not included, so the real cost of a purchase is higher than this figure.

Nothing here is a lender rule. A lender looks at income, existing obligations, credit history and the property, none of which this page asks for.

Common questions

How is the maximum loan worked out?
It reverses the standard EMI formula. Given the EMI you can pay each month, the yearly rate and the tenure, it finds the loan amount whose EMI equals your budget. No other input is used.
Is this the loan a bank will give me?
No. Lenders decide using details this page never asks for, such as income, existing loans and credit history. Treat the figure as arithmetic for planning a conversation with your lender.
Which interest rate should I use?
Use the rate your lender quotes you. We do not publish or predict bank rates, and the value shown at first is only an example. A floating rate can change during the loan.
Does the property budget include other costs?
No. It is the loan plus the down payment you type. Stamp duty, registration, GST, fees and interiors are extra and depend on the property and the date.
