Short answer

This page answers 4 common Bengaluru buying questions on "Locality, commute and schools". Each answer was checked against official sources, which are listed under it. Rates, fees and time limits change, so the answers point you to the current rule instead of quoting a figure. This is general information, not legal, tax or investment advice.

Which area of Bangalore should I buy in?

We do not rank areas. Decide from your own needs: the commute you will actually make at the hours you travel, schools, hospitals, water supply, noise, and whether the project you like is registered. Our locality pages list the projects in our directory with the status from the RERA record we hold, which we did not re-check on the day you read it, so use them to shortlist and then confirm each project on the Karnataka RERA portal. Our locality guide shows how to assess an area without leaning on price claims.

Which RERA-registered projects are there in a given area, such as Whitefield or Devanahalli?

Open the locality page for the area to see the projects in our directory, each with its registration number, status and filed completion date taken from the RERA record we hold. The list covers only projects we have researched, not every registered project in the area, so also search the Karnataka RERA portal, for example by project, promoter or district. Area names come from our source sheet and are not surveyed boundaries. Confirm the status on the portal before you pay anything.

How do I check the real commute from a project?

Drive or ride the route at the hours you will travel, on a weekday morning and evening, and note the time and the junctions that slow you. A map distance or a metro line does not capture school runs or cross-town trips. We do not publish commute times or distances because we hold no verified ones. While you are in the area, also confirm the project's registration and completion date on the Karnataka RERA portal, so the commute is not the only thing you check.

How do I check water supply and civic services for an area?

Ask residents of nearby buildings where their water comes from across the seasons, and ask the developer in writing for the project's water source and supply arrangement. The RERA Act expects the promoter to make available at booking a stage-wise schedule that includes provision for civic infrastructure such as water, sanitation and electricity. The water board's website lists helpline numbers and a complaints system, but whether an address is served is for the board to confirm, so ask it directly and check in person.
